How much does an office test fit cost?

Office test fit cost depends on area, input quality, number of scenarios, visual outputs, review cycles, and whether the work remains schematic or expands into professional design.
Planora field guide

For Miami office tenant-rep teams evaluating a schematic fit.

01

The variables behind cost

Square footage is only one input. A clean shell plan and clear room program reduce uncertainty; multiple scenarios, detailed modeling, accelerated coordination, or incomplete base information add effort.

  • Approximate square footage
  • Quality of the shell plan
  • Number of planning scenarios
  • Required visual outputs
  • Number and complexity of revisions

02

PLANORA pricing by area and product

Presentation costs $990 up to 5,000 ft², $1,290 above 5,000–10,000, $1,690 above 10,000–15,000 and $2,090 above 15,000–20,000. Decision costs $1,490, $1,990, $2,590 and $3,190 in the same tiers. Prices are USD before applicable taxes, for the agreed work area. Above 20,000 ft² is quoted individually. Both include two consolidated revision rounds. Full payment is required before kickoff.

03

What is outside that price

Permit drawings, construction documents, professional seal, engineering, detailed code analysis, field verification, and full architectural services are outside Planora’s schematic package.

04

Compare value, not only fee

For a broker team, the practical comparison is whether the artifact helps the tenant evaluate a specific option at the right moment. More deliverables do not create more value if they arrive after the decision has moved.
