How much office space do you need?

Headcount is the starting point, not the whole brief

Separate total team size from the number of people expected on site together. Record dedicated desks, shared workpoints, private offices and a stated growth scenario. Do not assume that a hybrid policy automatically reduces every space requirement.

Meetings, visitors, storage and support functions use space too. The result should be a working program that another person can understand and challenge—not an unexplained area-per-person multiplier.

Distinguish leased area from the area being planned

Record the area stated in the listing or lease separately from the area of the proposed work. Confirm how the building measures each; do not silently treat them as interchangeable.

An area total cannot prove that the program fits. Suite proportions, window positions, columns, core locations and entrances affect the arrangement. A furnished test fit makes these relationships visible in the specific space.

  • State existing conditions separately from proposed changes.
